If you don’t “get” what curb appeal means then these smart sellers can show you. When you learn to apply all the elements of curb appeal to your home then you will stop buyers dead in their tracks and compel them to come inside for a closer look. Once you’ve gotten them in you’re half way to a successful sale. I’ve talked before about the “science” of a home sale. And it’s a little-known secret that buyers actually “know” whether or not they might buy a home in less than one second (yes-LESS than one second). I’m no psychologist so I can’t explain this phenomenon further but I do know with absolute certainty that this statement is true. You simply cannot ignore “structures” of any kind on your property when preparing a home to sell. If you have a railroad tie wall on your property and it’s showing signs of rotting then you probably won’t like the advice I’m going to give you-FIX IT NOW!-key word being “NOW”. I don’t think in 16 years of selling real estate that I have ever seen a home seller actually take the initiative to fix a cross tie wall until it became a sticking pint in a transaction. And believe me-it WILL-especially if your purchaser obtains government backed financing such as an FHA or a VA loan. I’ve seen so many of these fall apart because the VA or FHA appointed appraiser simply won’t clear the home for financing with proper correction being made for the buyer by then seller. As you can imagine, this several thousand dollar repair suddenly becoming part of the equation at the END of negotiations can be a huge shock to a seller and quite often it can be a deal killer that you could have simply factored in to your contract negotiating. Although an expensive initial investment it is ALWAYS best to do this repair right up front before the home is offered for sale for two reasons: 1. YOU decide HOW to replace it and 2. YOU decide WHO will replace it. Control over these two decisions will save you thousands of dollars in the long run. Besides the savings, you’ve just increased your curb appeal exponentially. If you live in a neighborhood with tons of homes for sale then YOUR home must look like the BEST home to buy. It may surprise you to know that most home sellers NEVER think about the landscaping while they’re painting and sprucing up the house itself. If you were in my shoes and you’d seen hundreds of home buyers “pass” on PERFECT homes because the “yard isn’t right” then you’d START with sprucing up the landscaping.
